The ₹110–125/sqft listings you have seen — what they actually cover
Marketplace listings advertising badminton "sheds" at ₹110–125/sqft are not quoting a hall. That price class covers roof sheeting fixed over an existing or minimal frame — the sheet-and-fixing scope only. It excludes engineered foundations, primary steel, height provision, cladding, ventilation and design liability. A complete hall structure priced honestly lands in the ₹420–1,000/sqft band above; the broader market for full PEB sports halls typically runs higher, depending on height and span. When one quote is a tenth of the others, the scope is a tenth too — compare line items, not totals.
Why the spread inside the PEB band
- Clear height. Steel tonnage climbs steeply with eave height. A 9 m national-tier hall carries meaningfully more steel per sqft than a 7 m recreational one — height is the single biggest price driver.
- Clear span. A 36 m column-free span (six courts) needs far heavier rafters than an 18 m or 20 m span. Never accept interior columns as a cost fix — a column anywhere near a court is a permanent playing hazard.
- Insulation and acoustics. Bubble insulation is cheap; glasswool over-purlin systems cost more but tame both summer heat and monsoon rain-drumming.

Primary steel designed to IS 800 with an intact coating routinely serves 25–50 years; galvanised purlins and girts resist corrosion without repainting.
