Football Turf — 5-a-Side Mini Pitch
5-a-side football mini pitch - overview
ChampCourts builds 5-a-side synthetic football turf pitches for commercial play-arenas, schools, residential societies and corporate campuses across India. A standard 5-a-side pitch ranges from 5,000 to 8,000 sqft (typically 25 m x 18 m or 30 m x 20 m), uses FIFA-quality 40-60 mm pile monofilament polyethylene turf, SBR + silica sand performance infill, and is delivered turnkey between Rs 12 lakh and Rs 18 lakh. The pitch includes turf, infill, perimeter rebound boards, 4-5 m chain-link fencing, LED floodlighting and 4 goalposts. We have built 60+ commercial five-a-sides for operators in Hyderabad, Bengaluru, Pune, Chennai, Indore, Mumbai and the NCR.
The 5-a-side commercial pitch is the highest-margin small-footprint sports-infrastructure asset in urban India today. A 6,000 sqft pitch on Rs 12-15 lakh capex, in a tier-1 city with average evening booking rates of Rs 1,200-1,500/hour and weekend peak of Rs 1,800-2,200/hour, can generate Rs 28-35 lakh of annual revenue at 7-8 booked hours/day - and net Rs 8-15 lakh after rent, electricity, staff and consumables. Payback periods of 18-30 months are typical, which is why play-arena operators are the single most active commercial customer segment for ChampCourts. We have entered into framework agreements with 4 multi-city operators where we standardise the pitch spec, turf source, infill ratio, floodlight design and rebound-board geometry across all their venues to ensure consistent player experience and predictable maintenance budgets.
For schools, residential societies and corporate campuses, the rationale is different. Schools want a year-round sports surface that does not bake in summer or wash out in monsoon, that suits both football and futsal training, and that comes with a fence preventing balls leaving the school boundary. Societies want an amenity-grade pitch that becomes a club identity and rental-revenue source. Corporates want lunch-and-evening employee leagues. In each case the technical specification is similar but the financial decision is different - operators look at ROI, schools at safety and PE programme outcomes, societies at amenity-value-add and resale uplift, corporates at employee engagement. ChampCourts adapts the BOQ and warranty positioning per buyer type.

5-a-side vs alternatives
| Option | Capex | Footprint | Revenue potential |
|---|---|---|---|
| 5-a-side ChampCourts | Rs 12-18 L | 5,000-8,000 sqft | Rs 8-15 L/yr |
| 7-a-side turf | Rs 22-35 L | 16,000-20,000 sqft | Rs 12-22 L/yr |
| Multi-court box cricket + 5s | Rs 18-28 L | 10,000-14,000 sqft | Rs 14-22 L/yr |
| PU futsal indoor | Rs 12-20 L | 5,000-7,000 sqft | Rs 6-10 L/yr |
| Padel court | Rs 18-25 L | 2,200 sqft | Rs 10-18 L/yr |
For operators with 5,000-8,000 sqft of land, a single 5-a-side is the highest unit-economics return. Payback is typically 18-30 months at urban rates (Rs 900-1,500/hour peak).
Use cases and target customers
- Commercial play-arena operators: Single-pitch + multi-pitch venues; ChampCourts has delivered 20+ multi-pitch facilities in 2024-25. Operators typically buy three things in one go: turf pitch, fencing system and LED lights - we package these to compress procurement to a single PO.
- Schools: CBSE / IB / IGCSE schools using 5-a-side as junior football pitch. Schools usually integrate the pitch with a multi-sport asset map - basketball + 5-a-side + jogging track being the common triple.
- Residential societies: Premium gated communities; LED-lit pitch with booking app integration. The pitch becomes a community-led revenue centre for the RWA, with weekend bookings generating Rs 1-2 lakh/month surplus that funds society maintenance.
- Corporate campuses: Lunchtime / evening employee leagues. Microsoft, Amazon, Wipro and Infosys campuses have installed 5-a-side pitches under wellness budgets. Common spec includes day-only use without floodlights to keep capex tight.
- Hospitality: Resorts and clubs use 5-a-side as a key recreation amenity for family-segment guests. Goa, Coorg, Munnar and Lonavla resorts feature ChampCourts pitches.
- Sports academies: Football academies use 5-a-side for skill drills, small-sided games and U-12 / U-14 training.
- Multi-court compound operators: 5-a-side + cricket-net + padel + pickleball compounds with 4-5 different sports on adjacent pitches; a key new format for tier-1 city operators.
Operator economics worked example
Operator with 6,000 sqft pitch in Bengaluru / Hyderabad / Pune Tier-1 catchment, capex Rs 14 lakh: weekday morning empty, weekday afternoon 1-2 hours at Rs 800 (school / academy), weekday evening 5-6 hours at Rs 1,400 peak, weekend full day 9-10 hours at Rs 1,800. Average daily booked hours ~7, blended hourly rate ~Rs 1,300. Monthly revenue: 7 hours x 25 days x Rs 1,300 = Rs 2.27 lakh, plus weekend uplift Rs 30,000-50,000 = Rs 2.5-2.8 lakh/month. Annual revenue Rs 30-34 lakh. Costs: rent Rs 80,000/month, electricity Rs 20,000, manager + 2 staff Rs 60,000, AMC + consumables Rs 15,000, marketing Rs 25,000 = Rs 2 lakh/month, Rs 24 lakh/yr. Net Rs 6-10 lakh/yr, growing as the pitch builds repeat bookings. Capex payback in 24-30 months. This is the model we have validated with 20+ commercial operators.

Frequently asked questions
How long does the turf last?
8-10 years at 8 booked hours/day. The 50 mm pile starts visibly flattening at year 6-7 in high-wear zones (penalty arc, goalmouth); we offer in-place plug repair instead of full replacement.
What is the difference between 40, 50 and 60 mm pile?
40 mm is budget. 50 mm is the FIFA Quality sweet spot for amateur and commercial 5-a-side. 60 mm is used for premium 7-a-side and 11-a-side where ball roll and player feel match higher standards.
Do I need a shock-pad?
Optional for 5-a-side. We recommend it for school pitches with junior players and for any pitch chasing FIFA Quality certification.
What about monsoon drainage?
Bituminous sub-base + perimeter French drains evacuates 50 mm/hour rain. Pitch is playable within 30 minutes of heavy rain stopping.
What is the ROI for a commercial operator?
At 8 booked hours/day, 25 days/month, Rs 1,200/hour blended rate - revenue is around Rs 28-30 L/year. Net of staff, electricity and rent, owners typically clear Rs 8-15 L/year, with capex payback in 18-30 months. ROI shifts higher with tournament hosting, branded merchandise on rebound boards, and adjacency-revenue from cafe / coaching / equipment sales.
What is the minimum plot size we need?
A regulation 5-a-side requires 25 m x 18 m playing area + 1 m buffer + 4 m fence corridor on all sides = ~30 m x 23 m plot. Smaller plots (20 m x 14 m) can host a kids-tier mini-pitch but not adult bookings.
Can the pitch be moved to a different location later?
Turf and rebound boards can be lifted and re-laid at a new site at ~Rs 4-6 lakh transit + reinstall cost (about 30% of original capex). Sub-base, fencing foundations and lighting masts stay at the original site.
Do you support tournament hosting?
Yes - the pitch is built to FIFA dimensions, supports tournament-grade markings (centre circle, penalty arcs), and we can provide scoreboard, dugout, perimeter advertising boards and tournament-day support.
What about insurance and player liability?
Standard chain-link fencing + rebound boards + proper pitch markings reduce on-pitch injury rates significantly. Operators typically insure facility + liability under a Rs 25,000-40,000/year package via a standard sports-venue insurance policy.
